Q: Who can complete an EPC assessment?
A: The survey must be completed by a licensed and accredited Domestic Energy Assessor (DEA). At E8surveys.com we have a network of local Oxfordshire Energy assessors ready to prepare your epc quickly and efficiently.

Q: What does the assessment involve?
A: We will obtain various information about the property, this will include size, age, heating, ventilation, windows, heating systems, insulation etc. This information will be used to calculate the energy efficiency of the property. The assessment does not involve disruption to the property, although we will need access to all areas including cupboards, basements and roof spaces.

Q: How long will the assessment take?
A: This obviously depends upon the size and complexity of the property. For most properties the assessment will take about one hour

Q: What information does the certificate provide?
A: The EPC provides two ratings on a scale from A to G, The Energy Efficiency Rating and The Environmental Impact Rating.

- An estimate of the energy required to provide heating, lighting and hot water, this includes an estimated cost for tenants.

- A recommendation report. This will suggest ways in which improvements can be made which would help the energy efficiency of the building. These recommendations include the approximate costs, together with the impact such improvements may make.

Q: Do I need an EPC for an existing tenant when I am renewing a tenancy?
A: No, as long as the same tenant remains in occupation and you don't let to additional tenants after the 1st October 2008 you will not need an EPC until the current tenant vacates and you remarket the property.

Q: How long will the EPC remain valid?
A: The EPC once produced is valid for ten years when used with letting & an EPC used for sales must be no older than 3 years old.

Q: What if I don't bother and move a tenant in anyway without a certificate?
A: Trading standards are enforcing the legislation and are visiting local letting agents to check they are complying with the legislation. Failure to comply with the legislation will result in fines in the region of £200 for each property.
